22% increase in the number of hotel rooms “under construction” in Dubai

Lodging Econometrics, an American company specializing in the real estate consulting sector, reported that the number of rooms in hotel projects “under construction” in Dubai recorded an annual increase of 22% at the end of the third quarter of 2025, compared to the same period last year, explaining that the emirate includes 56 hotel projects “under construction,” which in total include more than 13.9 thousand hotel rooms.

The company stated that the number of projects in Dubai also recorded a growth of 7%, noting that more hotel projects have entered service in the emirate during the past months.

She explained that the number of projects “under construction” in the UAE market has reached 103 hotel projects, with a capacity exceeding 26 thousand rooms, an annual increase of 20% in terms of the number of projects, and 10% in terms of the number of rooms.

In the Middle East, the company said that projects “under construction” in the Middle East region recorded their highest level ever, reaching 659 projects, including more than 163 thousand hotel rooms by the end of the third quarter of 2025.

She added that the markets of the UAE, Saudi Arabia and Egypt combined account for about 88% of the region’s total projects “under construction.”

She said that during the third quarter of 2025, the Middle East region opened 20 new hotels, containing 4,822 rooms, and expects to open an additional 45 new hotels, containing 9,531 hotel rooms in the fourth quarter of 2025, bringing the total number of new hotels for this year to 65 new hotels, including 14,353 hotel rooms in the region as a whole.

The company explained that the hotel sector “under construction” in the region is witnessing strong activity, as 32 new projects were announced, with a total of 7,184 rooms during the third quarter of 2025, an increase of 7% on an annual basis.
