"Abu Dhabi housing" It launches a platform for exchanging land and housing among citizens

Abu Dhabi on August 1/ WAM/ The Abu Dhabi Housing Authority announced the launch of fundamental updates on land replacement and housing services between citizens in the Emirate of Abu Dhabi, through the application of “Abu Dhabi Housing”.

The new updates include activating the government housing replacement service, as well as a comprehensive development of land replacement services, through an interactive digital platform within the application that allows citizens to display their benefits of lands or housing, to be available to all application users who wish to replace, which contributes to facilitating the choice of appropriate benefit according to social needs, including family rapprochement.

The platform enables citizens to replace their benefits with three ways that include: replacement by mutual consent between two agreed parties, searching for appropriate benefits through the platform, or submitting an exchange request with the available government stock.

His Excellency Hamad Hareb Al -Muhairi, Director General of the Abu Dhabi Housing Authority, said that the new services were developed to keep pace with the aspirations of citizens, through a smooth digital experience that allows displaying and reviewing the replacement options, while providing detailed information on each property such as the geographical location, the area, the preparation of infrastructure, and other specifications, indicating that all procedures, including the issuance of the ownership bond, are electronically done without the need to review the service centers.

He added that the authority is working to enhance the benefit of citizens from the housing loans granted to them, by encouraging them to invest their lands and attempting to build, pointing out that cooperation with “Tayasir” enabled the provision of free services for those wishing to build their housing, including design, selection of the contractor, and following up the construction stages until delivery.

The commission clarified that the replacement of residential lands is subject to a number of controls, most notably that the land to be replaced by residential, unvinuous, and free of construction (except for the fence), and there are no organizational obstacles or rights for others, provided that it falls within the geographical scope itself, with the exception of humanitarian cases.

As for the replacement of government housing, the commission requires that the housing be a grant, suitable for housing, and not divided, and that the differences between area, construction or age do not exceed the specified proportions (30% for the area, 10% for construction, and 10 years for age), while adhering to the absence of legal or regulatory contraindications.

The commission confirmed that if there is an existence of a material or compensation between the two parties to the replacement, the approval will be canceled immediately, without prejudice to the criminal, civil or administrative responsibility.
