Adopted New controls to correct violations of the statutory provisions regulating the rental relationship between landlord and tenant, in a step aimed at raising the level of compliance in, enhancing the protection of the rights of the parties to the contractual relationship, and ensuring the stability of the rental sector.

The controls stipulated obligating violators to amend their situations and correct the violations recorded against them within specific time periods, in line with the approved statutory provisions, as they identified four main types of violations, along with the regulatory mechanisms to address and correct them.

The controls also included lessors in the city of Riyadh who refrained from renewing lease contracts and obligated tenants to vacate the property outside of legal cases, as they must renew the contract if the tenant continues to wish to renew.

Regular procedures

The General Real Estate Authority confirmed that the violation was not corrected. Within a period not exceeding ten days, it is granted the right to take the necessary legal measures, which may include amending the value of the total rent or renewing the rental contract in accordance with the approved provisions.

If the violation cannot be corrected due to renting the property to another bona fide tenant, the dispute shall be referred to the competent court to decide on it in accordance with judicial procedures.

The Authority stressed that the application of these controls does not prevent the right of those affected to demand compensation before the competent judicial authorities, stressing that the new controls will begin as of the date Its official adoption is part of efforts to regulate the real estate market and enhance contractual justice between landlords and tenants.
