The era of “symbolic rent” bid farewell to the Egyptians … and the new law is on the doors

The amended old lease law for the year 2025 approached the entry into force after the Egyptian parliament completed its review and referred it to the presidency of the Republic to ratify it.
The step was described as preparing to address one of the most complex real estate issues in Egypt for decades.
Millions of owners and tenants are awaiting the issuance of the law in its final form, amid questions about the date of the start of the application, and the most prominent items that will cause a fundamental shift in the rental relationship between the two parties.
According to what is included in the law, the new amendments include a transitional stage of 7 years of housing units, and 5 years for non -residential, during which the situation is gradually corrected.
The project also stipulated the increase in the rent to 10 or 20 times the current value, according to the classification of the residential area (economic – medium – distinct), with an annual increase of 15% of the new rental value, which is a qualitative shift in the old rental market.
The law gives the right to immediately evacuate some cases, most notably: leaving the unit is closed for a long time, or the tenant possesses an appropriate alternative housing unit. Until the classification committees finish the selection of geographical groups, a temporary rent of 250 pounds will be applied per month.
