106 billion dirhams in land sales in Dubai during the first half

The land market in Dubai continued to record strong levels of activity during the first half of 2026, in light of the continued demand for strategic sites, and the increasing trend of real estate developers towards enhancing their land portfolios, in preparation for future projects.
According to a monitoring conducted by Emirates Today, based on data from the Dubai Land Department, the value of land sales during the first six months of this year exceeded 106.17 billion dirhams, resulting from more than 7,137 transactions, which reflects the continued attractiveness of the real estate market and investors’ confidence in long-term growth prospects.
A group of major regions accounted for the largest share of the value of trades, as “Meaisem II” topped the list of the top 10 regions in terms of the value of land sales, with trades amounting to about 10.8 billion dirhams through 583 transactions.
“Al Yalayis 5” came in second place with a value exceeding 7.03 billion dirhams through 893 deals, recording the highest number of deals, while “Palm Jebel Ali” came third with transactions amounting to about 6.96 billion dirhams, through 176 deals.
“Al Roya First” came in fourth place with a sales value of approximately 6.3 billion dirhams through three deals, which reflects the high value of some individual deals in investment-attractive areas. In turn, “Sheikh Mohammed bin Rashid Gardens” recorded trades worth about 5.89 billion dirhams through 202 deals, followed by “Umm Suqeim First” with a value of 4.78 billion dirhams through 36 deals.
“Me’aisem 1” came in seventh place with a value of about 4.23 billion dirhams through 318 deals, followed by “Al Yalayis 1” with a value of 4.11 billion dirhams through 222 deals, then “Palm Jumeirah” with transactions amounting to about 2.14 billion dirhams through 48 deals, then “Nad Al Sheba 1” with a value of 2.09 billion dirhams through 143 deals.
These data confirm the continued concentration of demand for land in areas with vital locations and promising development projects, with the difference in price levels and investment values between regions according to their location and future potential.
