“Real Estate”: “Diyar Al Muharraq” is first in the number of real estate deals in the first quarter of 2026

- Diyar Al Muharraq led the activity with 157 sales transactions, compared to 154 for the second “Al Fateh” and 125 for the third “Al Hidd.”
The latest statistics issued by the Real Estate Information Bank (Aqari), affiliated with the Real Estate Regulatory Authority, showed that the Diyar Al Muharraq region topped the list of regions in Bahrain in terms of the number of real estate sales transactions during the first quarter of 2026, after recording 157 sales transactions, in an indicator that reflects the continued growing real estate activity in the region and its attractiveness to investors and buyers.
According to the data, Manama/Al Fateh came in second place with 154 transactions, followed by Al Hidd with 125 transactions, then Hamala with 91 transactions, and Al Sayah with 80 transactions, while Dilmunia recorded 71 transactions, and Manama/Waterfront 66 transactions, and the Riffa/Al Buhair and Hamad Town regions ranked equally with 60 transactions each, while Amwaj came in tenth place with 49 transactions.
Hamala is the “highest value” at 20.5 million dinars
Regarding the total value of sales transactions, statistics showed that Hamala topped the list of regions with the highest value of real estate transactions, with a total of 20.52 million Bahraini dinars, followed by Diyar Al-Muharraq with 19.89 million dinars, then Al-Hidd with 13.37 million dinars, Damistan with 12.04 million dinars, and Manama/Al-Fateh with 12.03 million dinars.
Manama/Waterfront also recorded transactions worth 7.82 million dinars, Al Saya 7.09 million dinars, Amwaj 7.08 million dinars, and Hamad Town 6.56 million dinars, while the value of transactions in Riffa/Al Buhair reached 6 million dinars.
Residential licenses in the forefront
On the urban activity side, “Aqari” data showed the issuance of 544 new building permits during the first quarter of this year, of which residential permits accounted for the largest share, with 510 permits, representing the vast majority of the total licenses issued, compared to 18 permits for commercial use, 11 licenses for mixed-use projects, and 5 licenses for government projects, which reflects the continued momentum in the residential development sector in the Kingdom.
Infrastructure and freehold
Marketing and Sales Director of Granada Real Estate Group, Ahmed Habib, confirmed that the high volume of real estate trading in Diyar Al Muharraq is due to a group of factors that made it the most attractive destination in Bahrain, as the city is an integrated project targeting all residents of Muharraq Governorate, in addition to citizens and Gulf citizens, with the largest area of the island allocated to freehold ownership, as it is an independent area with complete infrastructure, which gives buyers confidence and reassurance when investing in it. He added, in addition, that the size of the real estate supply in Diyar Al Muharraq exceeds other areas, with a great diversity of areas, classifications and types, whether villas, lands or apartments, which opens the way for various segments of investors and citizens, adding that direct dealing with the developer and owner of the island facilitates purchase and clearance procedures, and enhances confidence in the project. He pointed out that the geographical factor also plays an important role, as the island is connected to the main island via a modern road network, including the new ring road, which facilitates access to it and increases its attractiveness. He stressed that this strategic location also contributed to attracting Gulf buyers, especially from the Kingdom of Saudi Arabia, who found Diyar Al Muharraq a promising investment opportunity. In addition, the flexibility of the purchasing process and the reasonable prices set by the management cannot be overlooked, while providing options for installments, which made it more suitable for citizens and investors alike.
