Dubai hotels are heading for a historic performance in December…and another luxury hotel near Burj Khalifa “Sold Out”

Companies specialized in managing luxury holiday homes in Dubai offered luxury apartments and villas during New Year’s Eve, with prices ranging between 15 and 83 thousand dirhams per night in vital areas, including Downtown Dubai, Jumeirah Beach, and Palm Jumeirah, according to a survey that included the prices of luxury hotel units exclusively on websites until yesterday.

Prices vary according to the location, view, size of the residential unit, and accompanying services and facilities, while four luxury hotels, three of which overlook the Burj Khalifa and downtown Dubai, and another beachfront, were closed until yesterday for reservations and the “Sold Out” sign was raised.

In addition, officials in the hotel and tourism sector told Emirates Al-Youm that the hotel market in Dubai is heading towards achieving historic performance during December 2025, with a noticeable increase in occupancy rates and demand for hotel stays, noting that reservation rates have reached almost full levels during the New Year period.

They confirmed that demand has reached its highest levels, coinciding with the influx of large numbers of tourists and visitors from various countries and categories, in addition to the growing domestic tourism movement, pointing to a significant growth in demand for luxury accommodation.

Luxury apartments and villas

In detail, as New Year’s Eve approaches, Dubai is turning into one of the most sought-after tourist destinations in the world, as hotels, villas and luxury apartments in particular compete to provide exceptional accommodation experiences overlooking the city’s most prominent landmarks.

Five-star hotel facilities overlooking vital sites such as Burj Khalifa and Downtown Dubai, as well as Palm Jumeirah Island and Jumeirah Beach, have also stipulated a minimum number of hotel nights that can be booked, starting from four or five nights, starting from December 24 until the first week of January 2026.

A famous hotel in the (Downtown Dubai) area closed reservations completely from December 29 to January 1, and two luxury hotels overlooking Burj Khalifa and (Downtown Dubai), and another beach hotel, closed reservations for December 31 completely, and the process of searching and contacting those hotels showed that the reservations were not available and they were sold out (Sold Out).

Offers

According to the survey, a villa was offered on Palm Jumeirah that can accommodate 12 people at a price of 60,000 dirhams per night, and a hotel apartment at a price of 55 thousand dirhams per night that can accommodate 10 people, and provides direct access to the beach, a games hall, a swimming pool, and a group of facilities on the Palm Island.

The offers also include a two-room apartment overlooking (The Dubai Fountain) at a price of 40 thousand dirhams per night, in addition to a villa in (Palm Jumeirah) at a price of 35 thousand dirhams. A villa attached to a luxury hotel was also offered at a price of 39 thousand dirhams per night, and the prices of other apartments offered on online booking sites ranged between 15 and 40 thousand per night.

Many luxury apartments and units offer panoramic views of the Dubai skyline near fireworks sites in vital locations in Dubai. Services also include transportation to and from the airport. Some units require a specific number of people, while other units offer discounts for reservations that extend for more than two nights, and larger discounts for reservations that extend for a week or more.

In addition, the General Manager of the Tamani Marina Hotel, Walid Al-Awa, said that the hotel sector in Dubai recorded the highest performance levels ever during December, given the current indicators, with a noticeable increase in occupancy rates and demand for hotel rooms, as reservation rates reached almost full levels during the New Year period, in a clear indication of the strength of the growing demand for Dubai as a global tourist destination.

Al-Awa added to Emirates Today that this exceptional performance reflects the strength of the hospitality sector in the emirate, supported by the peak tourism season and the influx of visitors from various countries of the world, in addition to major events and end-of-year celebrations that have enhanced hotel accommodation.

Global demand

For his part, the CEO of Al Rayes Travel Company – Al Rayes Group, Mohammed Jassim Al Rayes, said that Dubai is recording strong tourism performance during the winter season, noting that the prices of holiday home units and luxury apartments during the New Year’s event reflect the strength of the tourist season in the emirate, amid increasing global demand for Dubai as one of the most attractive tourist destinations in the world.

Al Rayes added that market indicators indicate that demand for hotel stays has reached its highest levels during this period, coinciding with the influx of large numbers of tourists and visitors from various countries and categories, in addition to a clear growth in domestic tourism movement. He stated that the volume of reservations during the month of December witnessed a growth of no less than 5%, compared to the same period last year, which was also a record, which reflects the strength of the tourism sector in the emirate and the sustainability of its attractiveness throughout the year, pointing out that the emirate It is heading to achieve record performance during 2025 as a whole.

Luxury accommodations

Regarding the market for luxury residential units and high-end apartments that are displayed through digital platforms, the regional director of the Hyatt Hotel Group in Dubai and the general manager of the Grand Hyatt Hotel, Fathi Khojaly, said that the rise in the prices of these products reflects a significant growth in demand for the luxury accommodation sector, and it is an indicator that the group directly touches in its daily performance.

He explained that the booking pattern has witnessed a noticeable shift in recent years, as luxury hotel suites were previously sold in the final stages of the booking cycle, when the customer seeks to reserve a room and it is not available, and is sometimes forced to book a suite, while the reality today has become different, as suites are booked before rooms, and for long periods of time, in a clear indication of the growing demand for luxury tourism in Dubai. Khojaly stressed that this exceptional performance reflects the advanced position that Dubai occupies as one of the most prominent tourist destinations in the world, supported by advanced infrastructure. And world-class hospitality experiences.

Strong request

Khojaly stated that the “Hyatt Hotels Group in Dubai”, which includes 10 hotels and 8 hotel apartment units, is heading towards recording its strongest year ever this December, driven by strong demand for hotel stays and a remarkable rise in average prices.

He pointed out that confirmed reservations during the month of December increased by more than 15%, compared to previous years, in a clear indication of the great momentum witnessed by the hospitality sector in the emirate, especially during the holiday season and New Year.

He said that New Year’s Eve is a historic milestone for the group, and it will also be the best day of performance ever, as hotels record almost full occupancy levels, which reflects the growing strength of tourist demand for Dubai.


“Booking.com”: 90% of the hotel rooms offered are sold out

Online reservation data on the Booking.com website showed that hotel establishments operating in Dubai achieved high occupancy rates on the occasion of New Year’s, indicating that more than 90% of the hotel rooms displayed on its site were sold out during New Year’s Eve, at a time when five-star hotels recorded the highest rate of reservations, especially on the beach or those located in vital areas.

According to the data, as of yesterday, there was a significant increase in the percentage of rooms or accommodations that were not available for booking in Dubai during New Year’s Eve, as the percentage of five-star hotels and holiday home units that were not available on the platform reached about 99%, which reflects the high demand for accommodations during this period.

The Dubai Marina area recorded an unavailability rate of 99% of accommodations, while the percentage of unavailable accommodations in hotels overlooking the beach reached about 96%. Data also showed that the Palm Jumeirah recorded an unavailability rate of 99%, while the percentage in the Central Dubai area reached about 98%, and the Business Bay area recorded a similar percentage of 98%.
