Through the “Tamm” platform, “exchange of properties” is for holders of lease contracts only once

The Department of Municipalities and Transport has launched full management services for renting farm estates through the “Tamm” platform, to facilitate the exchange, replacement and assignment of contracts in all areas of Abu Dhabi.
Through its account on the “X” website, the department answered a set of the most common questions regarding using the service easily, as it explained that estate tenants with valid rental contracts are the ones who can apply for replacement, exchange or waiver services.
If the estate is rented to more than one party, the department stated that the approval of the agent is sufficient when there is a legal agency, otherwise the approval of all tenants is required.
She indicated that the period for completing the transaction is 15 working days, explaining that the number of times of replacement, exchange and transfer is one time, while the conditions for applying for the service include that the estate must be registered with a valid contract, free of violations or arrears, and in a regular area.
The “Property Exchange” service allows holders of valid rental contracts to exchange their rented estates only once, with mutual consent between the parties and the approval of the relevant municipality, while adhering to the specified conditions.
The department explained that it allows the current tenant to replace an estate with another from the inventory available with the municipality in a different location, and obtain a new lease contract. The customer is allowed to use the service only once, while the “assignment of estates between individuals” service allows the tenant to assign the lease to a new tenant after fulfilling the conditions, with the tenant (assignor) committing to not claim any estate in the future.
Through the “Tamm” platform, customers can upload the required documents and follow up on the status of the application electronically. Once the conditions are met, the necessary approvals are obtained, and the fees are paid, contracts are issued and downloaded directly with ease and efficiency.
The department confirmed that the applicable fees include a service fee equivalent to 3.6% of the value of the rental contract, a registration fee (an amount of 500 dirhams), in addition to the annual rental fee determined according to the total area (in square metres) and whether the estate is fully serviced or not.
