353.5 million dirhams in tax amounts recovered by 4,000 citizens for building their new homes in 6 months.

Abu Dhabi, July 21 / WAM / The Federal Tax Authority confirmed that the number of beneficiaries of the value-added tax refund service paid for the construction of new citizen housing witnessed a significant increase during the current year.
The Authority reported in a press release today that the number of approved applications for male and female citizens who recovered the tax they paid for the construction of their newly constructed homes amounted to about 4,000 applications with a total value of 353.5 million dirhams during the first half of the current year, compared to 3.1 thousand applications with a total value of 284.8 million dirhams during the first half of 2025, with a growth rate of 27.5% in the number of approved applications. And 24.1% in the value of the tax recovered.
His Excellency Abdulaziz Mohammed Al Mulla, Director General of the Federal Tax Authority, said that these results were achieved in light of the continuous development of the tax refund service for building citizens’ homes, by introducing more facilities to simplify and speed up procedures through the digital platform for tax refund. The Authority was also keen to provide cognitive support to increase awareness of how to benefit from the service by providing information through various educational means to introduce the features and continuous improvements to the service.
His Excellency added that, within the framework of the wise leadership’s directives to make 2026 the “Year of the Family,” the Authority launched the initiative to expand the scope of payments eligible to recover value-added tax on the construction of new citizens’ housing to contribute to the development of a modern housing system to make citizens happy and provide them with a decent and stable life.
The Federal Tax Authority explained that in addition to this initiative that came into effect during the current year, a new proactive service was also launched for citizens who have built or completed their own homes, allowing the creation of a request for a refund of value-added tax on the construction of citizens’ homes through the “Maskan” smart application, when the relevant municipality issues a building completion certificate, or if the concerned municipality issues a building permit to the citizen, and after creating the refund request, an SMS and email are sent to the citizen, informing him of the creation of the request for his residence, with Provide him with a link or QR Code to access the “Maskan” application and complete the required procedures.
Invoice details are automatically filled in the citizen’s account on the “Maskin” application when the registered supplier issues them. The number of fields for banking information has also been reduced through the link with the Central Bank, and invoices are now filled out automatically in an “Excel” file that includes all the details that were previously filled out manually, while relying on artificial intelligence techniques to verify the validity of refund amounts and suppliers’ tax registration numbers, in addition to inventorying and merging all invoices into one file.
