Beyond launches “Seura”, an integrated beach destination that offers a new vision for purposeful living on the islands of Dubai

Beyond Real Estate Development, a leading company with an innovative future vision in developing projects on waterfronts in the United Arab Emirates, announced the launch of SIORA, the company’s first master plan directly on the sea in the Dubai Islands, and its second planned in just one year, in an important step in its strategic expansion path, reflecting its commitment to the future urban vision of the Emirate of Dubai.
“Seura” extends over an area of more than two million square feet, and embodies a beach retreat inspired by the Japanese concept of “Ikigai” for striving towards a purposeful and meaning-filled life, which enhances happiness and physical, psychological and social health. In this context, it presents an innovative architectural vision that reflects in its design the philosophy of Japanese gardens, to reformulate the relationship between man, nature, and place within an environment in which architecture, nature, health, wellness, and society are in perfect harmony.

Today I am pleased to announce “Seora,” our second major plan within our strategic journey to expand over Waterfronts in Dubai, with an area exceeding two million square feet and a building area of up to 2.7 million square feet, in an exceptional location on the Dubai Islands.

What we offer at “Seura” goes beyond developing a destination. Residential, rather, it is the establishment of a vibrant community that brings together housing, hospitality and high-end retail within one integrated system, which contributes to strengthening Dubai’s position as a global city for living and investment.”
During the past year, Beyond achieved exceptional achievements, including launching nine new projects, attracting investors and end-users from more than 40 countries, and achieving sales exceeding 10 billion UAE dirhams, which reflects the market’s confidence in its vision and its growing role in leading the real estate development scene in Dubai.
“Siura” was designed as a completely pedestrian destination, where movement flows without vehicles above the ground, and parking lots and infrastructure remain below ground level in order to preserve the tranquility and natural beauty of the place. Natural spaces also constitute more than 70 percent of the total project, including more than 1.5 million square feet of gardens and open spaces that give residents comfort and enhance their daily connection with nature. The 6-kilometre extension of the beach reinforces the presence of the sea in the details of daily life, making water an essential element in the living experience and luxury in “Seura”.
The shaded paths and green terraces in “Seora” flow within an interconnected network that encourages daily movement with ease and comfort, and provides moments of social communication in a natural atmosphere in which plants complement the open views. These corridors create gentler climate environments that support an active lifestyle based on harmony with nature and the fluidity of the life experience.
To enhance the cultural and aesthetic dimension of the destination, Seora’s public spaces contain creative artworks inspired by Japanese philosophies. Thus, every step within the project turns into an inspiring sensory experience, making movement part of a cultural journey that raises the quality of daily life and gives the place an expressive spirit and a unique identity.
Sustainability is embodied at the core of the plan through three natural elements inspired by Japanese garden philosophies, forming an integrated design system that reshapes the human relationship with the surrounding environment. The wind element, “Kaze,” directs how the sea breeze is used to enhance natural ventilation and raise the level of outdoor comfort, while the water element, “Mizu,” returns its presence as a cooling medium that reflects light, moderates the local climate, and restores balance and tranquility to the place. The shadow element “Kage” completes the scene by adjusting the harmony of light and shadow, influencing the orientation of the urban blocks, their shading, and the selection of their materials to reduce heat gain and achieve comfort naturally.
“Seura” represents the first launch of a group of future projects by “Beyond” Company on the Dubai Islands, enhancing its role in shaping the future of the emirate’s waterfront, and raising the standards of purposeful life centered around design and quality of living.
