Dubai South awards a contract worth two billion dirhams to develop several phases of the “Hayat” project

Dubai South Properties announced the appointment of Mohammed Abdul Mohsen Al-Kharafi & Sons Company with a contract worth two billion dirhams, to develop several phases of the “Hayat by Dubai South” project, an integrated residential community extending over an area of ​​10 million square feet.

The project is located in a strategic location near Al Maktoum International Airport, and was designed as an integrated community that provides a balanced lifestyle within a carefully studied environment, supported by a comprehensive range of facilities inspired by the concept of health and well-being.

The residential units in “Hayat” are characterized by modern architectural designs based on simplicity and spaciousness, providing residents with high levels of privacy and flexibility, in addition to modern living spaces. The project includes about 2,500 diverse residential units, including townhouses, semi-detached villas, independent villas, luxury homes, and residential apartments, as well as hotel apartments, with designs ranging from one bedroom to five bedrooms.

The project also provides a wide range of facilities designed to enhance the quality of life, including green gardens, shaded walking paths, family play areas, spaces for outdoor activities, fitness and luxury facilities, as well as swimming pools and areas designated for relaxation. The project will also include a commercial center and a walkway containing a group of shops, cafes and basic services, in addition to lakes within the general plan.

Hyatt enjoys direct and seamless connectivity with the main road network and vital business centers, including Al Maktoum International Airport, Sheikh Mohammed bin Zayed Road, Emirates Road, Jebel Ali Free Zone, and Dubai South Free Zone, making it an ideal destination for families and employees. Construction work is scheduled to begin in the second quarter of 2026, with the first phases scheduled to be delivered by 2028.

The appointment of Mohammed Abdul Mohsen Al Kharafi & Sons Company constitutes an important step in the implementation of the “Hayat” project, and reflects our commitment to investors and the continued momentum that Dubai South is witnessing, in parallel with the expansion of our residential portfolio in line with the long-term urban and economic vision of the Emirate of Dubai, including the plan Urban Dubai 2040 and the Dubai Economic Agenda D33“.

He added: “Through this project, we focus on developing an integrated community that combines quality of living, ease of communication, and facilities designed according to a modern lifestyle, thus enhancing Dubai South’s position as a major residential and investment destination.”

Dubai South continues to enhance its system by providing an integrated set of facilities and services that meet residents’ daily needs, including public parks, sports fields, stores, a 50,000 square foot hypermarket, a mosque, a gas station, in addition to a public bus line linking the area to the Expo Metro Station. It also houses the GEMS Founders School, while a 200,000 square feet commercial center is currently being developed.
