Dubai Real Estate begins April transactions with transactions of 4.53 billion dirhams

The real estate market in Dubai witnessed a strong start in the first transactions of the month of April, as real estate transactions today recorded remarkable activity with a total value of 4.53 billion dirhams, with sales reaching 2.67 billion dirhams, which reflects the continued strong demand for the real estate sector and the activity of market movement in the emirate despite the tensions in the Middle East region.
According to data from the “Dubai Rest” application, affiliated with the Dubai Land Department, sales recorded more than 2.67 billion dirhams after implementing 700 transactions, distributed as 631 sales of residential units, 27 sales of buildings, and 42 sales of lands.
Ready real estate sales amounted to about 713.51 million dirhams through the implementation of 149 transactions, divided into 99 residential unit sales, eight building sales, and 42 land sales, while off-plan property sales amounted to about 1.97 billion dirhams, through 551 deals divided into 532 residential unit sales, and 19 building sales.
Real estate mortgages recorded 150 transactions worth 632.09 million dirhams, distributed as 86 transactions for residential units, 19 transactions for buildings, and 45 transactions for land. In turn, the value of the donations amounted to about 1.23 billion dirhams, with 36 transactions distributed among 26 transactions for residential units, two transactions for buildings, and eight transactions for land.
Thus, real estate sales accounted for 58.95% of the total value of registered transactions, while mortgages accounted for 13.96%, and gifts accounted for about 27.09%.
The real estate market in Dubai recorded a record deal today, which was the sale of a plot of land granted in the Royal Amwaj project in the Palm Jumeirah area, with a value exceeding one billion dirhams.
The total area of ​​land allocated for commercial use is more than 858,645 thousand square feet, equivalent to 79.77 thousand square meters, at a price of 1,166 dirhams per square foot.
Two apartments were also sold in the Dubai Water Canal area in the “One Casa” project for a value of 94 million dirhams. The area of the first apartment is 10,714.27 square feet, at a price of 4,386.67 dirhams per square foot, and a value of 47 million dirhams.
