Strong demand brings accommodation prices at beach resorts to their usual levels

A survey conducted by “Emirates Today” showed that hotel room prices, within beach resorts in Dubai, rose to the usual peak levels, during the current Eid al-Adha holiday, as prices for one-night stay in a number of beach resorts start from 1,500 dirhams, reaching about 12 thousand dirhams in luxury resorts.
Two officials in the hotel and hospitality sector said that domestic tourism is recording a strong performance and its strongest season ever, and continues to play a major role in supporting the performance of the hotel sector, stressing that current hotel prices are close to the levels of the Eid al-Adha holiday, during the past year 2025.
High prices
In detail, an Emirates Today survey showed that hotel room prices in beach resorts in Dubai rose to their usual peak levels during the current Eid al-Adha holiday, driven by strong demand.
According to the survey, prices for one-night stay in a number of beach resorts started at 1,500 dirhams, and in some luxury resorts they reached about 12,000 dirhams, including taxes and fees, during the middle of this week, at a time when hospitality facilities located on “Jumeirah Beach” and “Palm Island” recorded the highest rates of demand during the Eid Al-Adha period.
Hotels on “The Palm Island” also recorded occupancy rates that reached 100%, as of the day before yesterday, while the rooms of a five-star beach resort, consisting of 500 rooms, became fully occupied, since the end of last week, and “full occupancy” will continue throughout the Eid Al-Adha holiday, according to the survey.
For its part, data from electronic booking sites showed that more than 90% of the rooms offered within the “five-star” category were sold out, while the sold-out rate in beach resorts exceeded about 95% of the rooms offered with them, and these resorts continued to provide offers that give benefits to families, including free accommodation and food for children.
On the other hand, many hotels, especially in the “four-star” category and city hotels, are still offering promotional offers to attract remaining reservations, which include discounts on accommodation, restaurants and cafes, in addition to additional benefits for families, such as free accommodation and meals for children under 12 years old, flexibility in check-in and check-out times, as well as free credits that can be used within the hotel on food services.
Some mid-range hotels have also resorted to enhancing their offers by giving their guests free tickets, or free entry to facilities and entertainment destinations in Dubai, to increase the attractiveness of accommodation packages during the holiday, while providing flexibility in cancellations without fees.
Offers published on hotel websites and reservation networks showed that some mid-range hotel establishments offered free room upgrades, and discounts of up to 30% on restaurants, in addition to an offer: “Accommodation with breakfast and dinner” for families. Some packages also included the possibility of early check-in and late check-out until the evening hours.
Standard level
Regional Director of the Hyatt Hotel Group in Dubai and General Manager of the Grand Hyatt Hotel, Fathi Khojali, said that during the current Eid al-Adha holiday, domestic tourism recorded a record level in terms of demand rates, with a great demand for short holidays within the country, indicating that demand has risen significantly since the announcement of the long holiday, with the pace of reservations accelerating.
He added that customers were also keen to benefit from the offers and promotional packages offered by hotels and resorts on the occasion of Eid Al-Adha, especially the segment that preferred not to travel and spend a domestic holiday.
Khojaly confirmed that current hotel prices approached the levels of the Eid al-Adha holiday during the past year, 2025, in a clear indication of strong demand, noting that hotel reservations have witnessed clear momentum in recent days, and it is expected to increase for recent reservations.
Domestic tourism
In the same context, Munther Darwish, CEO of Palazzo Versace Dubai Hotel and founder of Palazzo Hospitality, said: “The reservations received by the market confirm the continued high demand for hotel accommodation.” He added: “For some holiday days, almost full occupancy rates were recorded.”
Darwish stressed that “domestic tourism is recording a strong performance and its strongest season ever, and it continues to play a major role in supporting the performance of the hotel sector, amid an increasing demand from families and residents for offers that combine accommodation, food, and recreational activities, in addition to packages that include benefits for children.”
He added, “The current demand indicators reflect the continued attractiveness of Dubai, as a prominent tourist destination, in light of the diversity of hotel and entertainment options, and the flexibility of the offers provided by hotel establishments to various segments of visitors.”
