Sharjah, June 5 / WAM / The real estate sector in the Emirate of Sharjah recorded real estate transactions amounting to 3.1 billion dirhams during May 2026 through 7,119 transactions, continuing to consolidate the emirate’s position as a promising investment destination in the region. The total area of real estate traded in sales transactions reached about 9.5 million square feet, supported by an attractive investment environment and an advanced legislative and regulatory structure, in addition to the continued implementation of development projects. And urban expansion, which enhances the emirate’s attractiveness to investors and real estate developers.
The diversity of investment opportunities and the availability of different real estate options contributed to maintaining the pace of real estate activity in various regions of the emirate.
Data issued today by the Sharjah Real Estate Registration Department showed that the number of property affidavit transactions amounted to 2,902 transactions, representing 40.8% of the total transactions, followed by title deed transactions, with 2,776 transactions, representing 39%, then mortgage transactions, with 718 transactions, representing 10.1%, with a value of 934.7 million dirhams, while initial sales contract transactions amounted to 513 transactions, representing 7.2%, and the number of transactions reached The evaluation reached 210 transactions, representing 2.9% of the total transactions.
Sales transactions took place in 115 areas distributed across various cities and regions of the Emirate of Sharjah. The properties traded included residential, commercial and industrial lands. Regarding the type of property traded, 913 vacant lands were traded, while the number of transactions for subdivided units reached 683 transactions, and the number of built land transactions reached 255 transactions.
The “Al Sajaa Industrial Area” recorded the highest real estate deal concluded in Sharjah during the month of May on vacant land with a value of 92 million dirhams, and the “Al Mamzar” area recorded the highest mortgage transaction during the same month on vacant land with a value of 80 million dirhams.
The data stated that the number of sales transactions in the Emirate of Sharjah reached 1,851 transactions, including 1,315 transactions in the city of Sharjah. The “Muwaileh Commercial” area topped the list of areas with the highest sales transactions with 328 transactions, followed by the “Al Khan” area with 218 transactions, then the “Rawdat Al Sidr” area with 158 transactions, and the “Muzayra’a” area with 59 transactions.
As for the areas with the highest turnover in cash trading volume, the “Muwailih Commercial” area topped the list with a trading value of 276.6 million dirhams, followed by the “Al Sajaa Industrial Area” with 190.1 million dirhams, then the “Al-Mahaz” area with 150 million dirhams, then the “Tilal” area with 145.3 million dirhams.
In the central region, the total sales transactions reached 440 transactions, most of which were concentrated in the “Blida” area with 133 transactions, while the “Industrial 4” area recorded the highest cash trading volume, with a value of 77.8 million dirhams.
As for the Eastern Region (Kalba, Khor Fakkan and Dibba Al-Hisn), 96 sales transactions took place, topped by the “Al-Madifi” region with 29 transactions, which was also the highest in cash trading volume at 31.6 million dirhams.
