المملكة: Urgent: 15 days for the final decision on approving land division plans in Al-Jawf


The Strategic Office proposed , a comprehensive organizational guide for the governance of , with the aim of unifying work mechanisms, raising the efficiency of the urban fabric, and ensuring optimal use of spaces and in the region.

The new organization is based on Council of Ministers Resolution No. 625, which grants the Strategic Office the authority to confirm the plans.

Land division plans

This regulatory step comes at a later stage after completing the approvals of the Al-Jawf Region Municipality, to ensure that the basic engineering indicators are accurately applied.

The administrative procedures set a critical period of time not exceeding fifteen working days for the final decision on requests received by the office via the “My Country” platform.

The regulatory document clarified that if the prescribed period elapses without a technical decision of rejection or acceptance being issued, the engineering plan shall be considered regularly approved.

The technical inspection methodology is based on four precise axes, the most important of which is controlling land use ratios to prevent urban congestion and pressure on infrastructure.

Residential and commercial lands

The guide obligated developers to allocate a maximum of about 60 percent of the total area for private residential and commercial lands.

The planning standards stipulated that the free public spaces allocated should not exceed 33 percent of the total area of ​​the plan.

This vital percentage is distributed among road networks with a maximum of 20 percent, subject to a slight increase in structural road routes, and government and religious service sites by a rate not exceeding 7 percent.

In order to achieve high efficiency in road networks and reduce infrastructure costs, the organization codified the average street lengths to be directly proportional to the land areas.

These rates graduate geometrically to reach 130 linear meters per hectare on lands with an average area of ​​300 square metres, and gradually decrease as the plot areas expand.

Enhancing traffic safety requirements

The new regulations imposed mandatory dimensions for street widths and pedestrian paths to enhance traffic safety requirements and ease of movement.

The directives stipulate providing sidewalks two meters wide for secondary streets, and three meters wide for secondary streets, while arterial streets require sidewalks of no less than four metres, with at least five meters allocated for pedestrian walkways isolated from vehicles.

In a step aimed at increasing the potential for real estate development and facilitating construction work, the strategic office placed strict engineering restrictions on the shapes and dimensions of land plots.

Important requirements

The reviewers stipulated that the depth of the piece should not be less than one and a half times its width, and that it be rectangular in shape with its shortest side facing the direct street front.

This strict regulatory package would contribute directly to reducing geometric distortions and random or triangular land divisions that cannot be exploited optimally.

This oversight approach reflects the keenness of the responsible authorities to provide an organized urban environment that meets the growing development and service needs in the Al-Jawf region.
