Sharjah Municipality announces the provision of various facilities for ratifying late lease contracts at a 50% discount

The Sharjah City Municipality announced the provision of the necessary facilities and the allocation of various means to settle overdue lease contracts to which the decision of the Emirate’s Executive Council applies regarding the settlement of uncertified lease contracts, which expired before the effective date of Law No. 5 of 2024 regarding real estate leasing in the emirate and its executive regulations. The municipality confirmed the readiness of 12 service centers spread across various areas of the city of Sharjah that provide the service of certifying lease contracts, as well as the possibility of authentication in a digital and easy way through the Aqari platform available on the Sharjah Digital application and website.

The Director of the Rental Regulation Department in the Sharjah City Municipality, Abdullah Al Shuhail, confirmed that the person obligated to certify the lease contract in accordance with the law in force at the time of concluding the contract receives a 50% exemption from the value of the certification fees, which applies to lease contracts ending before the date of September 19, 2024. The person obligated to certify is also exempted from the fine resulting from non-certification, indicating that the municipality began implementing these exemptions since November 1 and will continue until next December 31, in a step through which it aims to The emirate aims to make it easier for customers, and the decision also contributes to motivating the owners of late contracts to ratify them and preserve the rights of both parties to the relationship, the lessor and the lessee.

The Director of the Rental Regulation Department explained that the municipality has allocated several channels for certifying contracts, including service centers spread across various areas of the city of Sharjah, in addition to the possibility of certification through the Aqari platform available on the Sharjah Digital application and website, through which the customer can complete the service with complete ease and within record time. The municipality also provides all the necessary tools and work personnel to deal with the demand for certifying rental contracts, especially the late ones that are included in the decision.

He stated that ratified lease contracts are documents approved by the municipality and work to regulate the relationship between landlord and tenant and through them each party guarantees his rights. Therefore, the municipality is constantly working to educate the public in cooperation with some relevant departments on the necessity of ratifying lease contracts and urging those who have not ratified their contracts to ratify them and review the municipality in this regard so that the relationship between the two parties to the relationship is legal and through which both parties guarantee all their rights.

The Sharjah City Municipality urged members of the public to benefit from the decision and amend the status of expired contracts in a way that guarantees the rights of all parties to the relationship, including landlord and tenant.
