Al Hudayriat Island/A model of modern and integrated urban transformation in Abu Dhabi

Abu Dhabi, April 5 / WAM / Al Hudayriat Island occupies a prominent location in the heart of the capital, Abu Dhabi, as a living example of modern urban development. Within a few years, it was transformed from a semi-isolated island into an integrated destination combining luxury housing, sports, and beach entertainment.
The island embodies an integrated development vision that aims to enhance the quality of life and diversify the tourism product, becoming a major attraction for investors and tourists alike, while reflecting the Emirate of Abu Dhabi’s approach to combining modernity, preserving natural diversity and environmental sustainability.
Modon Real Estate Company is developing the island, working to reshape the urban landscape of the region according to an integrated urban plan based on investing in its strategic maritime location and linking it directly to the city of Abu Dhabi via a modern road network that facilitates access to it, while preserving the privacy of the place and its natural uniqueness.
The general planning of the island shows a clear interest in promoting an active and sustainable lifestyle, by focusing on open spaces and extended waterfronts, in addition to walking and bicycle paths that extend along the coast, providing an integrated environment for outdoor sports and recreational activities.
On the economic level, Al Hudayriat represents an important source of support for the tourism, hospitality and sports sectors in the emirate. The seasonal events, sports tournaments and community activities it hosts contribute to stimulating commercial activity and creating new investment opportunities, which enhances Abu Dhabi’s position as a destination that combines upscale entertainment and sustainable living within a broader strategy to diversify sources of income and support the non-oil economy.
On the residential development side, Modon Holding Company “Modon” launched the “East Hill” project within the “Nawaif” residential neighborhood on Al Hudayriat Island, in a step that enhances the real estate development scene, as the project’s design was inspired by the coastal community of Newport Hills in California.
The exclusive neighborhood is located atop an artificial hill 60 meters high, giving its residents panoramic views of the Abu Dhabi skyline and the Arabian Gulf.
In May 2025, “Modon” launched the first group of “townhouses” on Al Hudayriat Island within “Nawaif Village”, the gated residential community that forms part of the “Nawaif” project. These homes were designed to reflect the architectural character of the Italian “Tuscany” region. The project witnessed great demand that resulted in the sale of all 378 units, achieving sales of approximately two billion UAE dirhams.
In July 2025, “Modon” launched the “Wadeem” project as the first offering of residential plots of land on Al Hudayriat Island. It was completely sold out, achieving sales amounting to 5.5 billion UAE dirhams. It includes more than 1,700 plots of land and a community center that includes retail outlets, a private school, a mosque, and a central park, within an environment that supports healthy lifestyles through walking and cycling paths amidst green spaces.
In December 2025, Modon unveiled the Bashayer project, the first waterfront residential community on Al Hudayriat Island. The project was completely sold out, achieving sales worth AED 3 billion.
December also witnessed “Modon” awarding the main construction contract for two residential projects on the island, “Nawaif East” and “Nawaif West,” with a total value of 5 billion UAE dirhams, making it the largest contract ever awarded for residential projects in Abu Dhabi.
